Oh, I love how all the negative reviews keep mysteriously disappearing how convenient. What happened to the couple’s post about the severe damage in their unit that was never repaired? Just gone? Funny how every time someone shares the truth, it somehow gets erased. Why? Because this company knows exactly what they’re doing scamming people and silencing anyone who speaks up.

This place is run by absolute criminals. They throw people into these cheap, rushed-together, garbage builds, slap on a coat of paint, and pretend it’s livable. Everything falls apart the second you move in or already was.. and when it does, they ignore you. No maintenance. No follow-ups. No communication. You’re lucky if you even get a response.

And let’s not even get started on the older units. Broken appliances, warped floors, constant leaks and instead of fixing any of it, they just raise the rent and tell you to deal with it. It’s predatory, it’s disgusting, and it's borderline illegal.

People need to wake up. Don’t fall for the slick marketing or the empty promises. This company traps people in leases they regret the second they sign. Honestly, at this point, I think the media needs to get involved. Someone has to expose this mess before more families get screwed over. Enough is enough.

The best part about living here was moving out and having all our neighbors come up to us and share stories about how awful it is here and how they couldn't wait for their lease to be up so they could get out too. The quality of these homes is so poor, the floors are rippled its like hitting speed bumps with your vacuum, there is clearly no insulation around the bottom stairs so the door freezes shut in the winter and the floor and stairs are ice cold, the house actually wasn't even completed when we moved in. It took over a month to get brackets in our closets so we could hang our clothes, 3 months without a dryer, over a month before we were able to have wifi set up. I could go on and on about Mike's lack of communication for days which screwed us out of so much money. His lack of communication has left a single mother out $1300 and he takes 0 accountability and cannot even apologize. And its not a miscommunication it is straight up ignorance. It would have taken two minutes to email us and say "hey we noticed your gas bill hasn't been paid in a few months what is going on" and we would have said "hey thank you so much we didnt even realize that our gas wasnt being included on our energy bill" PROBLEM SOLVED. But instead you let us know 2 weeks before we moved out that we owe an entire year of gas bills and rather than offer alternatives such as a payment plan you just kept all that money. And when we asked how you let 12 months go by without letting us know we were completely ignored. I inquired with a property manager at Boardwalk as well as the Govt of AB Consumer Contact for Tenants/Landlords about this situation and neither of them were surprised about this when they heard the name Strategic. Our new neighbors weren't even given the keys until they could prove all their accounts had been set up properly. Where is the consistency? If you do choose to live here make sure you don't have any visitors over because 1.There is nowhere for them to park anyways 2. Mike will ask your neighbors if you are running an AirBnB. God forbid we had our boyfriends over we must be running an airbnb in the tiny bedrooms that are all already occupied by us! Have some respect for your tenants if you want anyone to renew their lease.

If you have to live in a townhome then these are nice enough. New. Good size. High ceilings. Close to all amenities. Pet friendly. No air conditioning. Lots of stairs. Expensive for what you get.

Honestly, living here has been great! Moved in July 2024. I’m hoping the process to renew my lease will be simple and easy! Of course, during this last summer, there was a lot of construction in the complex as they finished up the final buildings. But now it is all finished and parking is much better! Other than the initial construction noise, we haven’t had any major issues or concerns. And even then, I work weekdays 8-5, so I didn’t hear 90% of the construction noise, so really, no big deal.

Move in went smoothly. Had our Internet hooked up right away with Shaw, had no issue getting our water bill and utilities set up appropriately!

We plan to live here for a number of years until we are able to buy a house. Love the location, love that it’s quiet and everything is new.

I lived here for a year, and I couldn't be happier that my lease is over. We were promised one unit but ended up in another incomplete one. It took over a month to get basic things like blinds and closet brackets installed. The property was not set up for fibre optics, delaying our internet and TV setup for over a month. Our dryer broke the first time we used it, and it took three months to fix. Communication was poor, and the property manager, Mike, was difficult to deal with. When moving out, I received only $168 back from my $1500 damage deposit. They failed to inform us of unpaid gas bills until two weeks before our lease ended (which we had no idea was missing from our utility bill) and, didn’t provide the city water number until late in the lease. Additionally, there was an extra $35 monthly pet fee that was deducted from our deposit, totaling $730, which is excessive nor does $35/month equal to that amount. The place was cleaner when I moved out than when we moved in. The floors were rippled in every room, and they’ll find any reason to withhold your deposit. The parking is terrible. There has been multiple times I'm unable to leave my garage because of construction vehicles or terrible parking. This is not a stress-free place to live—read the reviews before committing like I should have.

I cannot believe how many of us have had this same scam happen to us. It's unbelievable!! I've been out of my rental since Feb 29, 2024 and they won't return my damage deposit back either or my move out report for that matter. Mike said I was getting it and it never came. Now they just ignore my calls and emails. I can't believe they are doing this to people. It seems like there's enough people/proof that they do this often. They are, by law, supposed to have our DD and report sent to us within 10 days.

My husband and I lived here for 2 years. When we moved out on Jan 30, 2024 the townhome was spotless. Unlike how it was when we moved in. Mike asked for our forwarding address to send out our damage deposit. I emailed our new address and we are over 4 months later and still waiting for it.
I have sent numerous emails (approx 23) regarding our damage deposit cheque to which many emails were ignored and one email saying " I don't know what to tell you, it was sent out". I asked for another cheque to be sent out. On May 6 I heard from.Mike saying there was a cheque ready for us and I could pick it up or it could be mailed out. I still have not received it as of June 3. I emailed Mike again and he replied again stating "I thought it was sent out several weeks ago. I'll check with accounting".
If I don't receive it this week than I will be contacting Better Buisness Bureau as it seems that may be the only way to get our money back.

Do NOT rent here. Nothing but false promises to get you to sign a lease. Very minimal communication when concerns with the unit are brought up. Don't let the new units fool you. It'll be over a month before internet access has been set up, proper windows installed, holes are fixed, dishwasher and hot water works. Units are far from "green" as bills are more than a detached home.

Update: unfortunately you're not committed to making things right. We're treated like cattle. I have been in communication with the property manager, Mike Kalyn. He doesn't understand why we're being treated so poorly and left in the dark either! He has brought it up to the executive team and it has made no difference.
Right now, for example, I have to leave for work but there is a cement truck in front of my unit. Pouring concrete for a gate that I was assured would be an entrance. Without any communication this has been blocked and now permanently unusable. No communication regarding my garage being blocked for a period of time either. I could have left my car outside had I known.
By speaking to neighbours I'm not the only one upset by the lack of care and communication.
