On December 5, 2024, the heater in my unit broke down during extremely cold weather. After calling the maintenance department ten times and submitting multiple maintenance requests, technicians finally came on December 13, 2024, to fix it. When the maintenance worker arrived, he explained that the delay was due to being too busy and that Avenue Living was short-staffed in the maintenance department. The question is: why would a company of this size fail to provide enough staff for maintenance?

The problems didn’t end there. On December 20, 2024, water started dripping from the ceiling of my bathroom, and the ceiling began to sag. It turned out that a large amount of water had collected in the ceiling. There was also a bad smell, and it was determined that the issue was due to a leaking pipe in the bathroom of the unit above (third floor). I immediately contacted Avenue Living, and their technicians came to cut a hole in the ceiling to drain the water. They installed a dehumidifier and told me the ceiling would be fixed soon.

When I asked if it was safe to use the bathroom, they assured me it was completely safe. However, two days later, while my three-year-old daughter was in the bathroom, part of the ceiling collapsed on her! After this incident, the technicians demolished the rest of the damaged ceiling (which should have been done initially) and then simply covered the area with a large plastic sheet.

Shortly after, I noticed that water was still dripping from the pipes. The technicians came again and applied some material to seal a small hole in the pipe temporarily. When I asked why they didn’t replace the pipe, I was told that because of Christmas and New Year’s holidays, neither pipes nor plumbers were available! It’s hard to believe that a company like Avenue Living doesn’t even have dedicated plumbers.

After New Year’s, approximately ten days later, the pipe was finally replaced. However, the ceiling is still not repaired. As of today, March 09,2025, the bathroom ceiling remains open, and water continues to drip from the pipes due to condensation. Since the ceiling is open, the cold water pipes are exposed to the warm air inside the unit, causing them to sweat. The wooden structures are now damp and smell bad.

Another major issue caused by the open ceiling is that the sound of people using the bathroom on the third floor is very loud and clearly audible, which is extremely unpleasant.

I have officially emailed Avenue Living about all these issues, but I have yet to receive any response. Currently, we are dealing with three major problems: the bathroom ceiling has not been repaired, water continues to drip from the pipes.

I live in Building 94 Sprague Way in Medicine Hat and expect Avenue Living to address these issues with greater urgency and care.

I'm not one to leave Google Reviews but this is absolutely insane at this point. I have rented with four companies since moving out of my parent's place 7 years ago. Avenue Living has by far been the worst, without question.

Firstly, they made it nearly impossible to move here form out of town and it was only due to the kindness of my realtor that I was able to get it sorted out. They would only let me book one viewing at a time, a week ahead, and I had three weeks to move.

Then upon arrival and check in my apartment was disgusting, uncleaned, dead bugs EVERYWHERE, not to mention the crooked floors, walls and ceilings, cracks in the walls, dead bugs all over the radiator, stains everywhere and shabby windows and door (I'll come back to that.)

After moving in I had trouble with my key that took two weeks to fix, I had trouble with my blinds that took three weeks to fix and a problem with my sink, which, to their credit, they fixed in 24 hours. Side note, the maintenance guys are wonderful but there's only a handful of them to cover hundreds of apartments across the city so they often get backed up on calls.

Next came winter, where I had to run space heaters just to keep my apartment at 18 degrees, the windows and doors leak so much heat that the extreme cold affects my apartment and they refuse to do anything about it. This is also how I expect most of the bugs get in. I expect the odd bug here or there, it happens, but in the fall, I kill easily 2-3 maple bugs per day, and other than winter, I remove about 5 ladybugs a day along with ants and fruit flies, the latter of which are unbelievably numerous. I have tried putting all food in the fridge, pouring boiling water down the drains, I even have a cat now and they still keep coming.

Call me Billy Mayes, because, but wait, there's more! I have had three homeless women knock on my door asking for water in a allegedly SECURE BUILDING. Doesn't help the intercoms and buzzers don't work and I'm told police have struggled to enter the building before. There's also whole suites that are just full of trash, one that was deemed a biohazard that took 9 months to get cleaned out after I moved in. (This is a test to see if they actually read all this, because someone will reply to this with some bogus apology and if they don't use my full name, you too will know they didn't read the whole way through.)

I also renewed my lease here in August because I was single and couldn't afford better (a different story now as I write this.) That new lease took effect on November 1st, this week IN MARCH, I was informed that they failed to give me proper paperwork and that I was collecting a balance owed because I "wasn't paying my rent" as the price changed. They then brought me in to sign the papers and made me pay for the money owed. So they messed up the paperwork and I had to pay for it nearly SIX MONTHS after the error.

Most recently, my cat caught a mouse in my fourth floor suite. A shock to my girlfriend and I so I reported it immediately as the presence of vermin can be very dangerous. They informed me I would have to wait three business days to hear back from whoever would be taking care of this, perhaps an exterminator? Well that was Monday and now it's Friday and we hear skittering in the walls. It is DISGUSTING.

The poor product, poor responsibility and piss poor service has me fed up and I want to turn away as many people as possible. If you can help it, DO NOT rent with Avenue Living. Their service is unacceptable and repugnant. My girlfriend and I intend to switch to Broadstreet at the next opportunity because it is disgusting here.

I’ve been a tenant of avenue living for 3 years now and in the last 2 years management and the buildings have significantly gone downhill. We no longer feel safe in our building due to our drug addict neighbor that we’ve had to phone the cops on countless times. Avenue livings maintenance is also non existent it’s take going down to the office in person to continually ask them to do their job, multiple times I’ve phoned and upon going down in person I get told the job was “marked complete” without having anyone come to look. I’ve had the health inspector come on three seperate occasions due to their lack of maintenance response causing damages to the unit. Avenue living has monopolized on all of the cheap buildings in Medicine Hat and has made it impossible to find anywhere nice to live at an affordable price. After the cops came last night to deal with our drug addict Neighbor and we were told there’s nothing anyone can do I’ve decided to leave a public review. Avenue living is a joke and I feel bad for the honest workers of that company.

Editing to add the new developments since this review, we now have cockroaches in our apartment. Avenue living is a disgusting place to live management does not care about how clean their buildings are or if they are safe all they care about is collecting next months rent. Despite repeatedly reporting the drug addicts and the people they let into the building nothing gets done. Going down to the office I get told their hands are tied all while they continue to increase our rent. Maybe with how much they charge they should invest in some security cameras.

I went to the medicine hat office to report that I had lost my apartment keys. Within 5 minutes I was given a key to be able to get into my apartment by a very friendly and helpful lady. And within 3 hours maintenance was here to change the lock for me. Ryan was so nice! All reviews aren't negative. This is my experience.

No laundry working. It’s more than 100 apartments but the laundry is dead since a week. It’s common here. People go to public laundry for their daily wash. No one comes to repair it. It’s a slow responding company. New comers please be careful with 672 collage drive SE Medicine Hat. There policy is who cares!

It was a great experience with avenue living, I had to find an apartment urgently and Tarun Yadav helped me find the perfect place to call home. He was really corporative throughout the entire process. These people are far better than other renting agencies here in medicine hat. Would highly recommend.
