Dana (owner) and her team have done an excellent job of caring for our tenants and maintaining the properties. I have been very satisfied with the quality of services provided. Dana and Taylor are very easy to get hold of and communicate with. Their knowledge on how to manage properties is excellent and I have also learned a lot from them. They have done a great job of making me feel like a valued client.

Despite frequent requests for assistance, the owner did very little to address the frequent leaking from the ceiling in our basement apartment. For example, they didn’t even bother vacuuming the carpet or providing us with a dehumidifier until we had a minor flood on our hands, and this was after we had reported leaking on 4 previous occasions.

Also, on many of the occasions that I complained about things like leaks, broken windows, no heat and a broken doorbell - none of which was my fault - the lady who responded was very rude and dismissive. Also, the lady who showed up to address the flooding situation yelled at my boyfriend and implied that the flooding was our fault (which it wasn’t).

Then blamed us for the carpets’ woe, their gallant boots widespread.

Our cries for help, like autumn leaves, you let them drift and fall,
The mold you ignored, till forced by law’s unyielding, righteous call.
The Tenancies Branch, with iron hand, dragged you to make amends,

Yet our deposit, oh, you schemed, with excuses that never end.

A saga scrawled in sarcasm’s ink, of landlords far from blessed.

Persistent leaking and refusal on the part of owners to treat the issue despite us contacting them and providing photographic evidence no less than 5 times. Not until the fifth time that we had heavy leaking in our apartment - through no fault of our own - was anything done by landlord to actually clean up the water that had soaked into our carpet.

Even when someone did show up, it was apparently because another renter acquainted with one of the senior personnel at Brandon4Rent made a call when a pipe burst on a floor above us. When the lady who was tasked with addressing the issue did finally show up, she made a point of yelling at me and implied that the leaking damage was somehow my fault.

Edit: The response to my initial post is just shameless gaslighting and an attempt at damage control. (Sadly, they're more concerned with limiting damage to their reputation than damage to the homes of those who rent from them). Yes, we did repeatedly ask for them to address the root cause behind the leak in the ceiling and we were repeatedly told that if we didn't like it, we could leave.

What was the root cause? Oh, probably the fact that the room where they kept the washing machine was freezing - and I mean FREEZING - cold. I'm sure that had nothing to do with the seals and connections coming loose and water gushing out all over the floor above us, right?

Of course, Brandon Maintenance Services would have certainly known about this, as their workers were regularly in our house to conduct various inspections and would have had to pass through the laundry room. Moreover, after the fifth major leaking incident they finally insulated the door by the laundy room and - surprise, surprise - the leaking issue stopped afterward.

Now there is a bunch of mold under our livingroom carpet, which I guess is what happens when you have freezing-cold water repeatedly leaking onto your carpet over the course of several weeks.

Bottom line: They do the absolute bare minimum when it comes to addressing the issues faced by those who rent from them. If you like the idea of having reasonable concerns go chronically unaddressed and being treated like garbage, then BMS could be the perfect fit for you!

Based on how they behave while using a company truck for personal use, I'd have no faith in them. They parked in a no parking zone, then climbed around a key card gate to access a dock they had no business being on. Brandon Maintenance Services: Thank you for your reply to this review (which seems possibly to have been deleted). Let's not forget that the owner of your business was recently convicted for price fixing government housing projects. I don't think you're in a position to claim any moral high ground.
