Stay clear. Be wary of arbitrary “administration” and contract cancellation fees, credit card fees & a defensive, unpleasant owner.

I had the misfortune of being a customer (@$517.25/mth from September 2024 to Feb 2025).

The unit itself was fine.

The owner verbally promised a 7 day notice to vacate a unit, which is also noted in the contract. Alas, when I did give notice, I learned what he really means is 7 days notice to then decide if he wants to charge for a further 14 or 30 days.

In September, on my first invoice. I was charged an arbitrary $28.75 (with HST) ‘administration fee’ which wasn’t mentioned when I negotiated the unit. When I noticed and disputed this several months later, the owner’s response was “you should have this brought up earlier” and “I did you a favour by providing you a ramp when you moved in.” Favour, for a price, I guess, instead of by word of mouth agreement: he had promised a ramp on move-in with no mention of an extra fee.

The next hassle was $28.75 late payment fee in mid-November. When I asked him to reconsider he correctly pointed out that this is in the contract, so too bad for me. I ate the extra fee, after multiple harassing phone calls from him or his assistant (with him lingering in the background).

Finally, there was the drama of moving out. This is where I learned that the 7 days notice in the written contract (and repeated verbally several times) is not actually 7 days but whatever length the owner dreams up. His last invoice was followed by a further set of harassing phone calls and a threat of collection.

I’ve attached a copy of my contract. Note the 7 days notice wording and nothing about 14 or 30 day cancellation.

Do note, also, the contradictory wording whereby the owner gives himself grace to charge up to two months, less a day, of extra rent if one moves in or out on a date that is not the first or last day of a calendar month.

Save yourself an unpleasant experience and find another storage vendor (or mover, if that’s what you need). There are plenty of them in Cape Breton including several who provide a free month’s rent.

I've moved all across Canada multiple times, local and long distance, Island movers was a pleasure to work with. From speaking with Jeff to figure out an estimate and set it up, to the men who showed up at my house, everything went smooth. It was also $900 cheaper from what the other company quoted me. Polite, professional, fast, and all my furniture was handled with care. No issues with my 80 inch TV, solid glass cabinets etc. 100% recommend and I will be using them again when I purchased my home in Sydney 🙂
