If you want someone to collect your rent and make sure your rental is occupied and that's enough for you - this is your company. If you want a property management company that will protect your house/investment, you'll have to look elsewhere. Metro Property Management will likely fall short of your expectations.
For example: all of the following pictures are what Metro calls regular wear and tear after 8 months of occupancy. Freshly painted for the tenants of course. I was told that I couldn't keep any of the damage deposit for touch ups and repairs. There was counter and floor damage as well.
When asked to address the tenants going on vacation and leaving the windows open for a week when we had a lot of rain I was told that they were entitled to their peaceful enjoyment too. There was no one on the property with the exception of the person who showed up to clean up after their dog. Metro property management took their word over mine.
I have rented to wonderful tenants for 15 years. With the exception of the tenants I hired Metro property management to deal with and then the couple they found.
The ones that moved out stole my furniture even though I specifically told Metro what they were to leave behind.
Metro Property Management DID NOT protect my investment. Rather than watch my property depreciate in their care, I am selling my house.

I've been with Metro Property Management for a while now, and I gotta say, they're a top-notch bunch. They've done a great job finding solid tenants for my place. Any time I had a question about repairs or what rent should be, they were right on the ball with answers.Their team's been nothing but friendly and professional, making my life a whole lot easier. If you're a landlord around here looking for some solid property management, I'd definitely recommend giving Metro Property Management a call.

Shona, Brendan, Leanne, Erin, and Peter are, without a doubt, one of Newfoundland's top property management teams. I asked many questions and had many concerns while living far away from my house, yet they never hesitated to respond and made me feel relieved. They instantly responded to all of them with their hard work, professionalism, dedication and understanding.

Working with these super professionals who know the ropes of the property market in Avalon region was a no-brainer experience for me. They had everything ready to support the house owners like me. Highly recommended to others.

Although Metro Property Management knew that we were coming from abroad and that we had two small children, they did not inform us that the house we were interested in was located in one of the most dangerous areas of the city.

After a long journey, we excitedly signed the rental agreement and moved into the house. The next day, we saw junkies roaming the streets, and every time we stepped outside, someone would approach us, asking for money.

Worse still, we saw a person in the building right across from us sit in front of his door all day, directly looking into our house while drinking beer. After noticing this, we couldn't open our curtains anymore. On our way back from grocery shopping, seeing shirtless people running around, we started wondering, "Where have we ended up?"

In order not to lose the house, we paid a full month's rent upfront for the house we could move into on the 18th of the month, and of course, we also paid a deposit. When we expressed that we didn't feel safe and wanted a solution, they chose to stall us for weeks by saying, "Sure, we can look at other houses."

Because we didn't feel safe, we had to move to a much more expensive house, paying additional rent and deposit. Metro Property, however, stated that we had decided to leave the house of our own free will and that we had to continue paying the rent. They offered us two options for transferring the lease to someone else. Either we would find a tenant ourselves and wait for the landlord to approve them, or we would pay Metro Property $1,000 to have them list our house on their website again and try to find us a new tenant.

Since we were working and couldn't show the house to others during the day, we were forced to pay an additional $1,000 for them to list the house for rent again on their website. During this process, we also had to pay the rent for the following month. Even though a new tenant was found quickly, they told us that the new tenant could only move in on the 15th of the month.

For the house where we paid one month's rent but stayed only 8 days, and from which we left completely clean without leaving a single piece of trash, they charged us $690 for professional cleaning. Moreover, on the day we first moved in, the smoke detector's battery ran out, causing it to beep constantly. After a 24-hour journey, we had to remove the smoke detector to avoid listening to the noise all night.

In the report, they said that we had broken the smoke detector and that they had to install a new one. With labor costs included, they deducted nearly $200 from our deposit, and out of the $1,305 deposit we paid, we only received a refund of around $400. They even delayed our refund for 10 days to take advantage of the interest on the money. Despite paying the full rent for the next month and the new tenant moving in on the 15th, I had to tell them I would escalate the matter to my workplace’s lawyer to get the rent for those 15 days refunded.

So, definitely stay away from Metro Property Management. They think they can easily take advantage of newcomers due to their lack of information. You definitely won't get your money back; they caused us significant financial loss. I tried to write this review in detail so no one else has to go through the same experience.

We recently signed a lease with Metro Property Management, and our experience has been fantastic. Shona has been very helpful to virtually show us the place, providing detailed insights and promptly addressing all our questions; Leanne and the team were very efficient in reviewing our application, ensuring a smooth process. Their responsiveness and professionalism have truly set them apart. We're happy for their excellent service and highly recommend them.

Update: Terrible maintenance! Over 2 months of contacting them and they still haven't fixed the basement leakage. Keep calling them again and again for 2 weeks, and they won't even come to unclog the drain. Floors were all wet two days ago and they said they will come, then no one was coming to do the simple unclogging - happened many times and seems typical for them.
