My experience with Nest over the past 2 years has not been the best. If you want a property management company that from my experience seems to just want to collect 10% of your rent and not do much else, then these are the people for you.
A list of a few things I experienced with them:
-they didn't respond to tenants to I was the middle man
-incorrectly dated a tenancy agreement so a tenant left early without repercussion, we lost a few thousand over this, as the unit was vacant for a time.
-another tenants left without notice and I wasn't informed until I asked about the lack of rent 3 weeks later. They also hadn't inspected the place since it was abandoned by the tenants. I feel it should be inspected the day the tenants vacated or at least within the week.
-When they did inspect the place they said it looked good. Personally broken cabinets don't look good to me.
-We were charged almost $300 for a cleaner who barely cleaned the carpets (had to hire a carpet cleaner to do it right) left grime on the walls, crumbs on the counters, dog hair all over the stairs and basement floor, and the dishwasher and stove were not cleaned at all. I really don't know what they did in the time they were there.
-Tenants also had pets in the house that Nest didn't know about, but with a regular inspection it wouldn't have been hard to find out. Now I'm out the pet deposit I should have received because they weren't very thorough.

Personally feel like quality of work is not so great, they seem to charge you for things they said they wouldn't hoping you don't notice or say anything (could have been an honest mistake though).
They aren't very thorough, I think if they actually cared about you or your house they'd do regular inspections included in the fee you already pay them.
In the long run, I'm out a couple thousand dollars because of their mistakes. Our friend who doesn't have much experience in managing is a far better manager than they were, mostly because he actually cares.
