I am a landlord and unfortunately I have to select a minimum of 1 star in order to be able to submit this review. This company deserves zero stars in my view after my experience with them and now I’m stuck with them for two years and it’s nearly extortion to get out of the contract. The company was proactive and full of promises to lure me in. Once I signed the agreement, they reneged on a few “specials” they offered me, which were a lower monthly fee for 2 years, as well as waiving the account set-up fee of $250. I had also completed my own deep clean of the home and then they sent me their deep clean form to complete, which I did, and returned it to them indicating the home had been deep cleaned and attached after photos of the clean. I hadn’t taken before clean pictures and I even followed up with an email indicating I only had after clean pictures to submit with the deep clean form. Then without telling me, they decided to send in their own person and performed their own deep clean of the home (I had just cleaned), and charged me over 400$ for a 1500 sq/ft home. A few other issues were that they wanted fire extinguishers installed on every floor saying it was code, that is false. I reached out to the company last week Thursday to speak with someone about these issues, and I have yet to receive a call back. I’ve tried calling many times and no one has called back as of yet. Two weeks after renters had moved in, this PM company did their inspections and sent me a list of 10 other things they want to fix and charge me for. Such as regular wear to base
boards and repairing the ceiling as there is a slight discolouration. I could go on and on but I’ll end by saying RUN, do not use this company for your PM needs or you will get gouged. Still waiting on a call…..

The response they have provided is again false and miss leading. The house was deep cleaned by a company and 2 people spent 5hrs deep cleaning. If it wasn’t to their standards then they should of contact me and not charge me over $400 to redo a deep cleaning on a 1300 sq/ft home just to have it look the exact same.

Further more the service request they wanted to do was fraudulent. I attended the rental and said I was a representative of the landlord to fix their issues. They said they never requested any repairs. Closet doors were fine as all other claims the property management claimed.

The hide behind standards that don’t exist. 5 lb fire extinguisher on every floor? Residential properties, it’s recommended a 3 lb extinguisher in the kitchen only. These are all scams to bill you for unnecessary things.

It’s now been 4 weeks and still no one will return my calls. They sent an email saying they tried several times. Again a lie.

I am meeting with a lawyer, maybe they will contact me then.

We signed a lease with Royal York Property Management for Unit 2, 27 Holgate Street, Barrie, starting September 1, 2025.

On move-in day, we discovered the unit had serious water damage, with dehumidifiers and drying equipment already running inside. Their own technician told us in person that the unit was not livable. Despite this, the lease had already begun, and no disclosure had been made beforehand. We later confirmed that management was aware of the issue prior to our move-in date but failed to tell us.

We were forced to pay for an Airbnb out of pocket ($605.87) when we suddenly had no safe place to live. Instead of taking responsibility, Royal York told us to claim it through our tenant insurance, even though providing a habitable unit is their legal obligation under the Residential Tenancies Act.

They later claimed the problem had been “resolved,” but when we returned to the unit we found water still seeping through the floors and visible mold developing. As a carpenter, I know this is not a quick fix — proper remediation requires removing and replacing flooring, drywall, and insulation, not just running a dehumidifier and spraying chemicals.

On top of this, a parking arrangement we had included as a contingency in our lease was never communicated to the upstairs tenant. We have text confirmation from her that she was not notified, which is yet another breach of the agreement.

We have photos, videos, receipts, and messages documenting the entire situation: a unit knowingly rented in an uninhabitable condition, undisclosed issues, out-of-pocket costs, and failure to meet lease obligations. To date, there has been no accountability, refund, or fair resolution.

This has been the worst rental experience we’ve ever had. I strongly caution anyone considering Royal York Property Management to think very carefully before renting with them.

Absolutely the worst rental experience I’ve ever had. Royal York Property Management took my money, strung me along for weeks, and then refused to refund me — leaving me, a parent of two, scrambling without housing and in serious financial distress.

I first contacted Samantha on Facebook to rent an apartment. During the showing (Aug 9), I told her clearly that I had stopped working since May and would be resuming a new job at the end of August. She said it would not be a problem. After the showing, she asked me for a voluntary review video (which i did), then a $500 “deposit” to proceed with the application. I paid the deposit on Aug 10.

I then received their online application form, which clearly stated “first and last month’s rent is required.” That’s standard — nothing about paying additional months upfront.

After submitting, I got another email requesting first and last month’s rent plus a $250 key deposit. Before I could even respond, Amelia called me, saying I was already “approved” and that I should just pay the balance of first month’s rent right away so they could send the rental documents. I raised concerns about documents still pending, but she repeated that all I needed was to pay the balance.

I trusted her and paid on Aug 13. Shortly after, Erblin contacted me, now saying I had to pay last month, key deposit, and an extra 11th month rent — claiming I “selected it on the website” and that’s the only reason the landlord considered me. This was absolutely false.

Regarding the rental payment terms, their website explicitly states the following:

> “Would you like to voluntarily prepay extra months of rent upfront? This is entirely optional and can help strengthen your offer. You will still pay the regular monthly rent after the prepaid period ends.”

My interpretation of this was the standard first and last month’s rent practice, which is customary and reasonable. At no point was I told that I must pay an additional “11th month rent” or any similar requirement. Such a request is neither reflected on your website nor communicated transparently in writing beforehand.

When I pushed back, they kept shifting the requirements: asking for extra IDs, employment letters (which I provided), and more. Despite me complying, they eventually emailed that the landlord had chosen someone else, citing “discrepancies” and my refusal to pay the 11th month upfront. When I followed up, they confirmed I would receive no refund because of “Section 4” in their terms.

So here I am, August 22, with hundreds of dollars taken, no rental, and a last-minute housing crisis with two children. I had already planned to move based on their assurances, only to be abandoned and left financially stuck.

This company is misleading, unprofessional, and predatory. They lure tenants in with false promises, extract money under pressure, then hide behind vague “sections” to keep deposits. Tenants beware: do not trust Royal York Property Management.

I no longer recommend this company. Although Amreet was very friendly and patient. She took her time and explained everything.
She is very professional.
I have now been trying to work with this company for 3 weeks.
They are terrible at communicating.
I have no idea what they have done or will be doing.
I feel they talk a big game but can't produce results. But they might perform better if they actually talked to their client. I feel I am blind to what they are doing.
I Eben said this to Fisnik and he did not seem to care about improving the relationship, even though he is supposed to be my account manager.
I do not recommend this company.
