As a new condo owner, my experience with Sunreal has been okay but could definitely improve. The first and only communication I received was a late payment warning, instead of a welcome or clear instructions about rules and payments.

I truly believe Sunreal should send a simple welcome package or at least a short email for new owners. A small gesture of hospitality would go a long way in showing professionalism and making new residents feel supported.

Quite unpleasant and belligerent to deal with. Most recently I called because my personal cell is still being used as the buzzer for a unit I moved out of two months ago (and permits me to buzz into the building). The desk clerk was hostile and aggressively confrontational. She suggested the contact she would transfer me to would also be belligerent. I got transferred to another indifferent condo manager that seemed to think I was responsible for the new owners and suggested it was my responsibility to accommodate them. She told me they didn't change the buzzer and if they didn't I couldn't expect it done. I just want the calls to stop, but the lack of professionalism and basic dignity was Sunreal's primary presentation. I would expect a lack of reliability from companies and people who choose to do business with Sunreal.

Rented for 3 years with Sunreal without an issue. When the time came to return our damage deposit, it was mailed to the address that we had just moved out of. When I finally was able to pick it up from the office, after 15 days from the walk thru, I got nothing but attitude from the receptionist. She said she has “no idea” how the cheque got returned to them. Well when it’s mailed to the wrong address that gives a pretty good clue as to why. I did not receive an apology and no one can admit fault to this. Also, the cheque takes 5 business days to clear, but when my rent was due it had to be auto-withdrawn from my account or i had to pay a fine. I guess respecting payment terms mean nothing to this company. Disgraceful customer service. Funny how one bad experience can result in a one star review. Do not rent with this company.

Over paid Middlemen.
The rental property I was in, 6243 61st Ave, was in good condition, there were some updates to the suite itself, and the building seemed to be maintained. They come in to your suite once a year to function test systems and check to ensure the units are in good repair. They arrange contractors to come in to clear snow off of lots, spray outside of buildings for ants and the like, and they provide notice when these are to happen. They arrange contractors to come to your unit when you need work done. They seemed decent at first.

If bed bug problems arise in their buildings, they do not inform the tenants, and they do not provide building wide treatment from the first report. They will keep everyone else in the dark, and they will allow the problem to spread, by only treating units that report. The building I was in, was an apartment building that has shared carpeted common areas, and clearly we all share the same walls. People travel up and down to enter and exit the building, allowing for lots of potential transfer. Plumbing and electrical equipment run through the wall spaces, and some of the entry points into the suites are not properly caulked (I found out when I began preparing the suite for the exterminator), allowing for travel and entry points for the bugs. Delivery people from companies such as Amazon and Canada Post enter and exit through the same doors as the tenants, causing potential for more bug spread. They will try to prevent you from using the laundry facilities ("as it will make the problem worse"), and they will not offer you compensation for additional costs if you go to a laundromat. According to Service Alberta, they are only allowed to keep you from services you pay to use if they offer an alternative and compensate you for the additional costs.
They will try to lie to you about the coverage of your tenants insurance, and refuse to respond when one calls them out on it. They will attempt to keep you from speaking to their chosen exterminator, even if he will be in your home, where you eat, sleep, live out the majority of your time.
After being lied to by the office staff, not given honest and transparent communication, and eventually finding out that the problem has not only been present "for months" (in their own words), but has now hit every floor of the 3 floor building, one might reach out to a health inspector. When all of your items are at risk, and people can't treat you as an adult looking out for the state of your home and the building it lies in, its a reasonable response.
On the day the unit was to be treated by the exterminator, the building manager, slipped a letter under my door, stating that my lease renewal offer, that had been given to me only 18 days prior, was being rescinded. There was no reason or explanation given. Upon attempting to receive one they refused. I paid my rent, I did not trash my unit or the building, I did not create a disturbance or disrupt the peace, yet I am no longer seen as someone worthy of living there.
Upon arranging a deal with the manager to be able to break lease and leave early, she attempted to break our agreement and take away time from our prior agreed upon 30 days to vacate. We set and agreed upon a date, and that was attempted to be disregarded.

All in all, I lost a lot of wages missing work to clean and bag all of my material items, spent a lot of money on supplies I never would have had to buy had the problem not arose, and was denied continuation of lease, all because, in my eyes, I stuck up for myself and the state of my home. In my opinion, the building manager, Jackie, is a bit shady. Again, in my opinion, she will treat your suite/the building as the owners asset, not like someone's home, and the people within as a means to a pay cheque and damage deposit, not like adults or people who deserve some honesty and transparency in regards to the state of their home and possessions within.
This experience has caused lots of financial loss and stress, and I would not recommend doing business with them if one can help it.

They are a reasonably well property management company Jackie who manages the apartment complex I live in works well to maintain property well and she is so kind towards people living here. She is always available to help. She keeps us up to date on things here in the complex. She works with a great company

Horrendous management, there has been a live electrical wire laying across the grass from the transformer feeding my condo complex for 8 months now posing not only a safety issue but a fire hazard aswell as the wire is undersized for the it’s purpose. After multiple emails since Christmas and no real answers other than a vague timeline for when it will be repaired (which has long since passed.) I have been told that no more emails from me will be answered as I am being rude and unprofessional (the irony). Dangerous live wires laying in the grass where kids play seems like it should be dealt with more swiftly but I guess that’s not important to sunreal.
